During this time, we have had a few excellent long-term tenants. The most recent tenant resided in this home for 11 years. When this tenant vacated there was barely any evidence of wear and & tear.
When appraising this property, we did need to make some allowances for its main road location. We also needed to make some allowances for the age of the kitchen & bathroom.
To assist us we recently sold 111 University Drive for $753,100. This home had ducted Air Conditioning and internal stairs to garaging and some additional areas.
The property was listed with a guide of $690,000 to $730,00. All the open homes were well attended and offers started rolling in.
The first offer was at $715,000, which was below the top end of the asking guide. We were negotiating with a number of buyers and $756,500 was the evented selling price. It is interesting to note that the eventual buyers did make the initial offer of $715,000.
The new owners are a young family, who plan to do some upgrades starting with polishing the floorboards.
